- Sky Group Fund invests the assets of the Fund in 1 year commercial mortgage loans selected to generate highly competitive returns. The Fund provides loans to borrowers using conservative lending criteria.

- The borrowers pay interest on the loans.
- The Fund provides a return to investors.
The Sky Group Fund’s experienced team selects mortgage investments in Costa Rica for the Fund using conservative criteria to protect your investment:
- The Fund holds first mortgage security over all loans (which gives the Fund first claim over a property if the borrower defaults).
- The loans must not exceed 40% of the value of the property and are typically much lower than that.
- The borrower(s) must be able to demonstrate that they can meet loan commitments.
- The property must be valued by a qualified and independent appraiser, and the valuation must not be more than three months old at the time the loan is made.
- Perhaps most importantly, and unlike some other mortgage funds, we don’t take risks on property developments. Money invested in the Sky Group Fund is secured by existing property only. The trouble with property developments is that if the loan defaults before the property is finished, it may be difficult to realize the expected value of the property.
The Fund does not invest in risky property developments. Your investment is secured by existing bricks, mortar, and land.
